Our approach to digitalisation starts from real data.
Through the Scan-to-BIM methodology, we perform digital surveys using high-precision 3D scanners that capture the real conditions of buildings and infrastructure quickly and accurately.

The process generates a high-resolution three-dimensional point cloud, from which an as-built BIM model is developed, faithfully representing the building’s geometric and material characteristics.

On this basis, we design the entire workflow of retrofit, optimisation, and asset management, integrating technical, energy and environmental information into an interoperable and collaborative digital ecosystem.

The Scan-to-BIM method enables:

WiredScore evaluates and certifies the quality, resilience and digital readiness of a building’s connectivity infrastructure.
Through a detailed technical assessment, it measures:

  • The robustness of wired and wireless networks

  • The redundancy of connections

  • Flexibility for future technological upgrades

  • The building’s ability to ensure service continuity even under critical conditions

The result is a certified assessment of digital readiness, supporting improved perceived quality of spaces, attracting tech-oriented tenants, and increasing asset value.

SmartScore, instead, certifies the functional and operational intelligence of the building.
It evaluates how technologies — from IoT sensors to automated energy management — contribute to:

Together, WiredScore and SmartScore provide a globally recognised, objective framework to measure digitalisation and smart readiness, supporting access to funding, ESG-driven investments and European programmes dedicated to the digital transition of the built environment.

The Smart Readiness Indicator (SRI) is the European standard introduced by the European Commission to measure how prepared buildings are to adopt smart technologies.
R2M Solution supports owners, designers and facility managers in assessing, calculating and implementing SRI in compliance with Regulation (EU) 2020/2155.

The SRI results in a numerical rating from 0 to 100%, indicating the building’s readiness to integrate smart technologies.
The score derives from analysing existing and planned functionalities within key building subsystems — heating, cooling, ventilation, lighting, e-mobility, monitoring, and more.

The SRI Assessment is the technical process through which this rating is calculated. It evaluates smart functionalities across nine key domains: energy, lighting, comfort, control, e-mobility, safety, predictive maintenance, occupant information and interoperability.

Through this process, it is possible to:

  • Identify the building’s digital maturity
  • Pinpoint technological improvement areas
  • Plan targeted investments to increase smart readiness
  • Align real estate assets with EU Taxonomy criteria and ESG objectives

The SRI Assessment becomes a strategic tool to enhance asset value, support investment decisions, and facilitate access to European funding and incentives for digitalisation and sustainability.
