Building Energy Modelling
Energy modelling is an essential tool for assessing and optimising a building’s performance, ensuring efficiency, sustainability, and regulatory compliance.
We use both static and dynamic simulations, tailoring the approach to the specific needs of each client.
Through dynamic energy simulation, we create a detailed virtual model of the building (Digital Twin), accurately analysing consumption related to heating, cooling, lighting, electricity, and humidity control.
This method allows us to understand the thermo-physical behaviour of the asset and propose solutions to improve comfort and energy efficiency.
Thanks to our expertise and advanced technologies, we support companies, public authorities, and professionals in energy management, providing concrete solutions for more efficient and environmentally friendly buildings.
Energy Audit according to UNI EN 16247
Energy diagnosis is a structured process that enables an in-depth analysis of energy consumption in buildings, industrial plants, or public and private services.
In compliance with current regulations (Legislative Decree 115/08, Legislative Decree 102/14), our goal is to identify inefficiencies and propose concrete solutions to improve energy performance, evaluating the costs and benefits of different optimisation strategies.
What we offer:
A comprehensive service that includes:
Energy audits for private buildings, public buildings, and industrial sites
Support for large enterprises to ensure compliance with Legislative Decree 102/14
Preparation of Business Plans to analyse financing options and return on investment, helping clients plan energy efficiency measures with a strategic vision
Thanks to our experience and advanced tools, we deliver detailed analyses and tailored solutions to reduce consumption and improve sustainability.
ASHRAE Level I, II, III Energy Audits
The ASHRAE Energy Audit, developed by the American Society of Heating, Refrigerating and Air-Conditioning Engineers, is a standardised method for evaluating a building’s energy efficiency.
The approach is structured into three levels of analysis — Level I, II, and III — each providing an increasing level of detail and precision in assessing consumption and identifying improvement opportunities.
Using this structured framework, we perform targeted energy audits and deliver concrete solutions for optimising building performance.
What we offer:
Dynamic energy modelling of buildings
A detailed report compliant with ASHRAE standards — a reliable tool for informed decision-making and improving energy efficiency
Decarbonisation Scenarios
Our Decarbonisation Scenarios service is based on dynamic energy modelling of the building–system configuration to analyse its behaviour and performance in detail.
Through a site-specific assessment, we quantitatively evaluate the impact of strategic investment decisions on energy performance and CO₂ emissions, supporting targeted decarbonisation pathways.
Unlike standardised energy audits, this service is not bound to specific regulations, providing greater flexibility and allowing different levels of detail depending on the client’s needs.
This activity also makes it possible to assess the asset according to the CRREM (Carbon Risk Real Estate Monitor) framework, offering a clear overview of risks related to the energy transition and future emission-reduction regulations in the real estate sector.
What we offer:
Detailed analysis of building energy performance through dynamic modelling
Quantitative assessment of the impact of investment strategies on CO₂ emissions
Flexible methodologies with varying levels of detail depending on client requirements
Support in aligning with CRREM targets for strategic management of transition risks
Energy Performance Certificates (EPC / APE)
The EPC (Energy Performance Certificate) service consists of evaluating and certifying a building’s energy performance.
The EPC is an essential document that provides detailed information on the energy characteristics of a property, enabling owners, buyers, and tenants to assess its energy efficiency.
The certificate indicates the building’s primary energy demand — that is, how much energy it would consume under standard conditions with proper use by occupants.
The EPC is mandatory for property sale and rental and is a key requirement for accessing energy-related incentives and tax benefits.
What we offer:
Preparation of EPCs (APE) compliant with current regulations
Certified energy assessors accredited in all regions, ensuring maximum reliability
Detailed analysis of consumption and energy class, with recommendations for improving building performance
CAM Modelling
CAM modelling verifies a building’s compliance with the Minimum Environmental Criteria (CAM) required for public tenders and sustainability certifications.
This activity includes in-depth technical analysis based on specific regulations to ensure full compliance with environmental requirements.
Specifically, we carry out:
Calculation of minimum daylight levels according to UNI EN 17037 to ensure adequate natural lighting
Thermal Comfort analysis through static or dynamic simulations to validate compliance with PMV (Predicted Mean Vote) and PPD (Predicted Percentage of Dissatisfied) indices
What we offer:
Preparation of CAM specialist reports on Daylight and Thermal Comfort
Technical support during the design phase to optimise environmental performance and ensure compliance with CAM requirements
Thanks to our approach based on advanced modelling and detailed simulations, we provide a reliable service for validating building performance in terms of sustainability and occupant comfort.
